Description Advanced and highly responsible position performing complex projects and community planning exercises in a fast-growing County that prides itself on innovative planning practices. General responsibilities include tracking development agreements relating to affordable housing, processing tiny home applications, reviewing development applications, evaluating and formulating land use and transportation strategies, conducting policy research, analyzing and appraising elements of the Comprehensive Plan and preparing written presentations of development applications and proposals. Serves as staff liaison to the Essential Housing Advisory Committee. Ensures compliance with affordable housing development agreements. Coordinates updated GIS data in conjunction with other staff relating to local planning initiatives. Tracks compliance with affordable housing requirements within PUDs, DRIs, and developments that are provided density bonuses tied to affordable housing commitments. Tracks legislation related to housing. Implements statutory requirements related to housing. Prepares draft ordinances and amendments to ordinances. Researches information pertaining to land development and transportation planning issues. Assists in the formulation, enhancement and testing of methods and procedures to monitor and evaluate impact on and capacity of, public services, transportation facilities, parks and capital expenditures. Receives and responds to inquiries regarding zoning issues; interprets and explains codes, ordinances and regulations to engineers, architects, contractors, property/business owners, and other interested parties. Assists permit applicants and general public to understand land development policies and procedures of the County; determines/verifies zoning status as requested. Interacts, communicates with, and coordinates various groups and individuals such as the immediate supervisor, co-workers, County personnel, engineers, contractors, consultants, architects, Board members, landowners, community/civic organizations and the general public. Assists the public in completing Comprehensive Plan applications and planning and zoning applications. Provides information to the public regarding the Land Development Code, the Comprehensive Plan and Future Land Use Maps. Reviews the work of other planners for completeness and accuracy; evaluates and makes recommendations as appropriate; offers advice and assistance as needed. Reviews development applications, develops staff reports and prepares and delivers presentations to the Conditional Use and Variance Board, Planning and Zoning Board and Board of County Commissioners. Provides expert advice to boards regarding planning issues. Coordinates planning efforts with consulting firms as required. Performs a variety of routine office/administrative duties as required, which include but are not limited to preparing reports and correspondence, copying and filing documents, answering the telephone, attending meetings, etc. Operates a vehicle and a variety of equipment, which may include a computer, telephone, calculator, copier, etc. Attends evening meetings as necessary. Attends and remains at work regularly and adheres to policies and procedures regarding absenteeism and tardiness.
