Position Summary

Under limited supervision, incumbents are responsible for the installation, maintenance, adjustment and repair of electric, electronic, pneumatic and digitally controlled building automation systems which manage the most complex HVAC and refrigeration systems. Incumbents monitor, troubleshoot, design, modify, calibrate and program system features; and respond to technical and mechanical problems, either remotely or on-site. Incumbents must be thoroughly conversant in the software operation of the applicable building automation system and have journey-level skills and experience to allow them to diagnose, repair and maintain complex HVAC systems and their components. The Facilities Control Specialist primary focus is on the monitoring and maintenance of building automation systems. Some occasional manual repairs and adjustments may be performed directly on HVAC and refrigeration systems and equipment.

FLSA: Non-Exempt (eligible for overtime compensation under FLSA). Position is benefits-eligible.

Anticipated Hiring Range: $6,464.00 per month - $7,650.00 per month

Department Information

The Central Plant building is the heart of the campus heating and air conditioning system. Within the building our equipment produces steam and chilled water which is then circulated across the campus through a network of below and above ground piping. Once the steam and chilled water enters the buildings, a series of pumps, valves, and fans are operated by an automated, computerized control system. The system works to maintain a balance between building occupant comfort and energy efficiency. However, not all of the campus is served by the Central Plant. There are boilers and air conditioning units located in other facilities around the campus.

Minimum Qualifications

Knowledge:

In addition to the knowledge requirements of the Building Service Engineer and/or Air Conditioning/Refrigeration Mechanic, the Facilities Control Specialist must possess a thorough understanding of electric, electronic, pneumatic and digitally controlled building automation systems, including a thorough knowledge of assigned building automation systems.

Abilities:

In addition to the abilities of the Building Service Engineer and/or Air Conditioning/Refrigeration Mechanic, the Facilities Control Specialist must be able to use of the building automation system’s programming features to design, modify and implement programs to achieve facilities management’s goals, as well as to perform remote and hands-on troubleshooting, intervention and repair, as needed.

Experience:

In addition to the experience required of the Building Service Engineer and/or Air Conditioning/Refrigeration Mechanic, the abilities of a Facilities Control Specialist normally would be acquired through four or more years of experience in the following areas:

a) Progressively responsible skilled journey-level experience diagnosing, repairing and maintaining large, complex and sophisticated heating, ventilation, refrigeration and air conditioning and water treatment systems.

b) Experience installing, inspecting, servicing, repairing, replacing and calibrating building automation and contort systems.

c) Experience using programming features of building automation systems

Required Qualifications

Progressively responsible skilled journey-level experience diagnosing, repairing and maintaining large, complex and sophisticated heating, ventilation, refrigeration and air conditioning and water treatment systems. Experience installing, inspecting, servicing, repairing, replacing and calibrating building automation and control systems. Experience using programming features of building automation systems. Demonstrated knowledge of applicable building and safety codes and regulations related to facilities systems and renovations Good communication and interpersonal skills, with the ability to provide excellent customer service in a diverse working environment Ability to work professionally, cooperatively, and safely with a variety of customers Ability to safely perform the physical requirements of the position, including the ability to safely lift up to 50 pounds, in a variety of work environments (e.g. confined spaces, around mechanical devices, etc.) Ability to use standard office equipment (e.g. desktop computer), standard office software (e.g. Microsoft Office Suite, Adobe Acrobat Reader), and the Internet Possess valid driver’s license and maintenance of good driving record
