About the Role

Bellagio Property Management is seeking an experienced, hands-on Site Superintendent to oversee daily construction activities on an 82-unit ground-up multifamily residential project in Bayonne, NJ.

We are looking for a proactive, energetic individual who takes ownership of the job site, manages subcontractors effectively, and keeps construction moving safely, efficiently, and on schedule.

Key Responsibilities

• Oversee daily job site operations and coordinate all subcontractors and trades.
• Manage daily work schedules, manpower, deliveries, and material coordination.
• Ensure work is performed according to approved drawings, specifications, and quality standards.
• Identify conflicts between trades and resolve field issues before they cause delays.
• Coordinate inspections and ensure compliance with building codes and site safety requirements.
• Monitor subcontractor performance, productivity, and quality of workmanship.
• Maintain daily construction reports, track progress, and communicate issues to the Project Manager.
• Coordinate closely with the Project Manager to maintain the construction schedule and meet project milestones.
• Maintain a clean, organized, and safe job site.

Qualifications

• 6+ years of experience as a Construction Superintendent or Assistant Superintendent.
• Hands-on experience with ground-up multifamily or mid-rise residential construction.
• Strong understanding of construction drawings, building systems, and construction sequencing.
• Experience coordinating multiple subcontractors and trades.
• Familiarity with New Jersey building codes, inspections, and construction practices.
• Strong communication, organizational, and problem-solving skills.
