Summary
Field Project Manager – Residential Construction
Blue Summit | Dayton / South Dayton, Ohio
Flexible / Part-Time | Project-Based Compensation
Tired of managing 15–20 houses at a time?
Blue Summit is looking for an experienced residential construction professional who enjoys managing projects, trades, and customers—but may be ready for something more flexible and less stressful than traditional production homebuilding.
This is an ideal opportunity for an experienced Construction Manager, Superintendent, or Project Manager who wants to stay active in residential construction without returning to the demands of high-volume production.
Blue Summit specializes in residential remodeling, with a primary focus on professionally designed basement finishing projects throughout the Dayton area.
We're looking for someone who can take ownership of a project once it moves from design and estimating into construction.
What You'll Do
As a Blue Summit Field Project Manager, you'll manage assigned projects from preconstruction through final completion.
Responsibilities include:
- Review plans, selections, scopes of work, budgets, and project details before construction begins.
- Schedule and coordinate subcontractors, suppliers, and inspections.
- Visit jobsites regularly and stay ahead of upcoming construction activities.
- Monitor workmanship and ensure Blue Summit quality standards are maintained.
- Identify problems early and coordinate solutions.
- Monitor project costs and communicate potential budget issues.
- Keep homeowners informed about progress, upcoming work, and schedule changes.
- Manage punch lists and project closeout.
- Maintain project documentation and progress photos.
- Escalate significant design, financial, or customer issues when appropriate.
Jobsite Cleanliness Matters
Most of our projects take place in occupied homes.
We believe a well-managed project should look managed.
The Field Project Manager is responsible for maintaining high standards for jobsite cleanliness, organization, and respect for the customer's home.
That means setting expectations with subcontractors, protecting finished areas, keeping work areas organized, removing debris regularly, controlling dust and construction disruption, and making sure trades clean up after themselves.
The homeowner should never have to become the project's superintendent or cleaning supervisor.
What We're Looking For
Production homebuilding experience is strongly preferred.
Our ideal candidate has experience as a:
- Residential Construction Manager
- Superintendent
- Field Project Manager
- Production Manager
- Experienced residential construction professional with comparable field-management experience
You should have a strong understanding of residential construction sequencing and be comfortable coordinating framing, electrical, plumbing, HVAC, drywall, trim, cabinetry, flooring, painting, and other residential trades.
Just as importantly, we're looking for someone who:
- Takes ownership of their projects.
- Knows how to manage and hold subcontractors accountable.
- Recognizes quality workmanship.
- Notices a messy or poorly maintained jobsite and addresses it.
- Thinks several steps ahead.
- Communicates well with homeowners.
- Understands the importance of controlling construction costs.
- Solves routine field problems independently.
- Knows when to make a decision and when to escalate an issue.
- Doesn't need someone looking over their shoulder to get the job done.
How We Measure Success
Our Field Project Managers are evaluated in four key areas:
Budget Management — Protect the approved project budget and minimize avoidable field costs and rework.
Customer Experience — Keep homeowners informed, manage expectations, and provide a professional construction experience.
Jobsite Management & Quality — Maintain workmanship, organization, cleanliness, documentation, and Blue Summit standards.
Schedule Management — Keep projects moving through proactive planning and coordination while recognizing that inspections, customer changes, material availability, and other factors can affect completion dates.
We care more about a quality project and a satisfied customer than hitting an arbitrary completion date.
A Different Kind of Construction Management Position
We're not looking to recreate the production-builder environment.
Instead of managing a large volume of houses, you'll manage a smaller number of residential projects with considerable independence and flexibility.
This could be an excellent fit for someone who has spent years in residential construction and wants to continue using that experience while having greater control over their schedule and workload.
Compensation
This position uses a project-based compensation structure with additional performance incentives.
Compensation varies based on project size and complexity and rewards successful management of budget, customer experience, jobsite quality, and schedule.
Specific compensation details will be discussed during the interview process.
About Blue Summit
