    CAREER DESCRIPTION

    Associate Real Property Agent



    OPEN TO THE PUBLIC

    This recruitment will establish an open eligible list that will be used to fill current and future Associate Real Property Agent positions. The eligible list established may also be used to fill positions in similar and/or lower classifications throughout the County of Orange.

    COUNTY EXECUTIVE OFFICE- REAL ESTATE SERVICES
    The County Executive Office (CEO) Real Estate division serves as the County’s lead authority on all real estate matters, including the acquisition, leasing, construction, operation, and management of facilities and assets owned or occupied by the County. CEO Real Estate provides strategic information, analysis, and recommendations to County leadership to support informed decision-making and optimize real estate outcomes. Additionally, CEO Real Estate assists all County departments in meeting their real estate needs in alignment with applicable laws and ordinances, and industry best practices.

    THE OPPORTUNITY
    The Associate Real Property Agent is the entry-level classification within the Real Property Agent occupational series. This position is responsible for supporting real estate activities related to leasing and property management of commercial real estate utilized for governmental, recreational, and retail purposes. Knowledge of laws and principles of real property is required.

    The Associate Real Property Agent's duties and responsibilities include the following:
    • Assisting in the preparation of lease agreements and related documentation
    • Assisting in the development of requests for proposals and requests for information for vacant or underutilized properties
    • Drafting memos, briefs, and reports for internal and external stakeholders
    • Calculating rent and security deposit adjustments and coordinating lease renewals and terminations
    • Performing lease servicing and property management functions such as supporting tenant negotiations, responding to routine leasing inquiries, and scheduling and conducting property tours and inspections
    • Maintaining leasing records, files, and databases
    • Monitoring lease terms to ensure tenant compliance
    DESIRABLE QUALIFICATIONS AND CORE COMPETENCIES
    In addition to the minimum qualifications, the ideal candidate will possess at least one (1) year of work experience in commercial or government real estate leasing or property management.

    The ideal candidate will have experience in the following competencies:

    • Proficiency in preparing and processing reports and documents
    • Analyzing and interpreting real estate data, reports, and legal contracts
    • Foundational understanding of commercial real estate principles, laws, and transactions
    • Demonstrating math and computational skills
    • Proficiency with Microsoft Word, Excel, and Outlook

    Strategic Planning | Coordination
    • Planning and organizing work assignments effectively
    • Contributing to the development and refinement of real estate policies and procedures
    • Meeting CEO Real Estate goals and deadlines
    Communication Skills | Oral and Written
    • Communicating with peers, management, tenants, members of the public, and city or county staff to achieve business objectives and foster effective working relationships
    • Communicating effectively by presenting thoughts, ideas, information, and messages, concisely, logically, and persuasively both orally and in writing with correct punctuation and spelling
    • Using diplomacy when dealing with challenging situations

    LICENSE REQUIREMENT
    Possession of a California Class C Driver License is Required.

    RECRUITMENT PROCESS
    Human Resource Services (HRS) will screen all application materials to identify qualified applicants. After screening, qualified applicants will be referred to the next step and notified of all further procedures applicable to their status in the competition.

    Structured Oral Interview | SOI (Weighted 100%)
    Applicants will be interviewed and rated by an oral interview panel of job knowledge experts. Each applicant's rating will be based on responses to a series of structured questions designed to elicit the applicant's qualifications for the job. Only the most successful candidates will be placed on the eligible list.

    Eligible List
    Once the assessment has been completed, HRS will establish an eligible list of candidates. Candidates placed on the eligible list may be referred to a selection interview to be considered for present and future vacancies.

    Based on the Department's needs, the selection procedure listed above may be modified. All candidates will be notified of any changes in the selection procedure.
