Job Description

The Superintendent is the primary field leader responsible for the successful coordination, supervision, and execution of assigned construction projects from mobilization through final closeout.

The Superintendent is accountable for daily field operations, project schedule execution, subcontractor coordination, jobsite safety, quality control, inspections, and construction productivity.

This position requires a proactive construction professional who takes ownership of the jobsite, anticipates problems, holds subcontractors accountable, and maintains clear communication with the Project Manager.

The ideal candidate understands that successful construction is achieved through disciplined planning, strong leadership, and consistent follow-through—not simply reacting to daily jobsite issues.

Projects typically range from $5M to $25M and include multifamily, affordable housing, hospitality renovations, mixed-use, and ground-up commercial developments.

Primary Responsibilities

Field Leadership & Operations

  • Manage daily field operations from mobilization through closeout.
  • Direct and coordinate all subcontractors and jobsite activities.
  • Maintain a safe, organized, and productive construction site.
  • Ensure work is completed in accordance with plans, specifications, and company standards.
  • Partner closely with the Project Manager to achieve project goals.

Scheduling & Construction Planning

  • Own field execution of the project schedule.
  • Develop and maintain detailed 4 week look-ahead schedules.
  • Coordinate subcontractor manpower, materials, equipment, and inspections.
  • Identify potential delays and sequencing conflicts before they impact progress.
  • Implement corrective actions and recovery plans when necessary.

Subcontractor Management

  • Lead regular subcontractor coordination meetings.
  • Establish clear production expectations and schedule commitments.
  • Monitor subcontractor manpower and performance.
  • Resolve trade conflicts and construction coordination issues.
  • Hold subcontractors accountable for schedule, quality, and safety requirements.

Quality Control & Constructability

  • Ensure construction complies with approved drawings and specifications.
  • Review plans ahead of scheduled construction activities.
  • Identify missing information, conflicts, and constructability concerns.
  • Coordinate quality inspections, mockups, and deficiency corrections.
  • Maintain an ongoing punch-list process to minimize closeout delays.

Safety Management

  • Enforce Level 3 safety requirements and applicable regulations.
  • Conduct and coordinate jobsite safety meetings and inspections.
  • Identify unsafe conditions and require immediate corrective action.
  • Hold subcontractors accountable for jobsite safety.
  • Maintain required safety documentation.

Inspections & Project Coordination

  • Coordinate building inspections and testing agencies.
  • Ensure construction activities are inspection-ready.
  • Track inspection results and required corrections.
  • Coordinate with inspectors, consultants, and jurisdictional representatives.
  • Verify current drawings, RFIs, and approved submittals are being used in the field.

Documentation & Risk Management

  • Maintain accurate daily reports, project photos, and field records in Procore.
  • Document manpower, activities, delays, and significant project events.
  • Identify potential change conditions and cost exposures.
  • Communicate schedule, safety, quality, and procurement concerns promptly.
  • Maintain accurate documentation supporting project decisions and potential changes.

Project Closeout

  • Coordinate completion of punch lists and final corrections.
  • Schedule and support final inspections.
  • Assist with owner turnover and closeout requirements.
  • Ensure subcontractor obligations are completed promptly.
  • Deliver a clean, organized, and professionally finished project.
