    Job Summary

    The City of Greenville's Planning & Development Department has a great opportunity for a Building Inspector! Under general supervision, performs skilled technical work in securing compliance with State Building, Plumbing, Mechanical, Electrical, Energy, and other related codes and local ordinances.

    FLSA Exemption Status: Non-Exempt

    Hiring Salary Range: $56,201.60 - $83,595.20/annually

    Examples of Duties

    • Examines plans or specifications of buildings for compliance with Building, Plumbing, Mechanical, Energy, and Electrical Codes;
    • Reviews plans and specifications to verify compliance with ordinances and local regulations;
    • Inspects building construction to determine proper conformance with building, plumbing, mechanical, electrical codes, and perform energy inspections;
    • Confers with contractors, property owners, architects, developers, and other interested parties in explaining and interpreting building codes and related regulations;
    • Assists in the preparation of court cases and testifies as needed;
    • Participates in the issuance of building permits;
    • Maintains records of inspections and prepares necessary inspection reports;
    • Conducts necessary inspections for the issuance of Certificate of Occupancy; and
    • Performs other related work as required.


    Minimum Qualifications

    Education and Experience:
    • High school diploma or GED, supplemented by courses in building construction (an associate's degree in a related construction field is preferred); and
    • A minimum of 2 years of building inspection experience

    OR
    • High school diploma or GED, supplemented by courses in building construction (an associate's degree in a related construction field is preferred); and
    • A minimum of 5 years experience in the construction industry


    REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

    Knowledge of:
    • all types of construction material and methods, and of stages of construction when possible violations and defects may be most easily observed and corrected.
    • Local and state building, plumbing, electrical, and mechanical codes and related laws and ordinances.
    Ability to:
    • detect poor workmanship, inferior materials, and hazards of fire and collapse.
    • read and interpret plans, specifications, and blueprints of ordinary complexity and compare them with construction in progress.
    • communicate effectively with building owners, contractors, and the public.
    • enforce building codes.
    • establish and maintain effective working relationships with associates, City officials, and the general public.
    • operate assigned office equipment.
    • work safely without presenting a direct threat to self or others.
    • meet the mental and physical demands of the job.


    Special Requirements

    • Must possess and maintain a valid North Carolina driver's license and have an acceptable driving record.
    • Building Inspector I: Level I Standard Certifications in Building, Electrical, Mechanical, and Plumbing (preferred) or Level II Probationary Certifications or higher in Building, Electrical, Mechanical, and Plumbing
    • Building Inspector II: Level II Standard Certifications in Building, Electrical, Mechanical, and Plumbing (preferred) or Level III Probationary Certifications in Building, Electrical, Mechanical, and Plumbing
    • Building Inspector III: Level III Standard Certifications in Building, Electrical, Mechanical, and Plumbing
    • Level III standard certifications required in building, plumbing, electrical, and mechanical within 3 years of hire, or as determined by the Chief Building Inspector.
