    Title: Building Maintenance Worker

    DEPARTMENT: Facilities & Maintenance

    Section: Building Trades

    REPORTING RELATIONSHIP:

    Reports to: Operations Supervisor, Buildings

    Supervises the following positions: N/A

    Promotional opportunity procedures will include the following:

    Review of personnel files, including but not limited to: attendance history, disciplinary history, and performance evaluations

    Assessments: General maintenance/construction knowledge

    DEFINITION : Under general supervision, performs a variety of semiskilled maintenance, construction, and repair work on District buildings, structures and related equipment; assists Building Maintenance Technicians in performing maintenance and new construction tasks throughout District facilities including, but not limited to remodels, finished and rough plumbing, pouring concrete, setting forms for curbs and gutters, framing and finished carpentry, painting, roofing and related skilled trades areas; and performs related work as required.

    CLASS CHARACTERISTICS :

    This is a qualified journey-level classification responsible for independently performing semi-skilled maintenance, construction, and repair work on District buildings, structures, and related equipment in support of the building maintenance function; assists skilled trades workers. Positions at this level exercise judgment and initiative in their assigned tasks, receive only occasional instruction or assistance as new or unusual situations arise and are fully aware of the operating procedures and policies of the work unit.

    Essential Functions

    EXAMPLES OF TYPICAL JOB FUNCTIONS:
    • Assists skilled trades workers in performing assignments related to trades such as plumbing, painting, carpentry, cement and masonry, fencing, drywall, flooring, counters, ceilings, painting, parking lot striping, and plumbing,
    • Sets forms, digs footings, mixes, pours, and finishes concrete for various projects including, but not limited to, slabs, footings, mixing, pouring, and finishing concrete for slabs, curbs, gutters, and support pillars; assists in the performance of masonry work.
    • Assists in the installation and repair of fencing including wood, block, and chain link.
    • Assists in hanging, taping, and texturing drywall; assist in the installation, repair, and maintenance of ceramic tile floors and counters.
    • Assists in the installation and repair of T-bar ceilings, walls, wall coverings, floor coverings and mirrors.
    • Assists in the preparation and painting of structures, offices, parking lot stripes and reservoirs utilizing spray guns, rollers, and brushes.
    • Assists in the maintenance of plumbing fixtures including unclogging drains and pipes, including those at wastewater reclamation plants.
    • Assist in performing carpentry work including new construction, remodeling and demolition of pump houses, chlorine structures, partitions, cabinets, boxes and office and shop buildings; works with Formica laminates on cabinets and other items.
    • Repairs commercial door locks, deadbolts, and door closures; installs and repairs glass and windows.
    • Reads and works from blueprints and hand sketched drawings.
    • Operates a variety of bench and hand power tools and equipment following approved safety practices and procedures.
    • Depending on assignment, works collaboratively with on-call contractors and vendors.
    • Moves heavy furniture, equipment, and boxes; sets-up and dismantles displays; assembles furniture and structures.
    • Observes and complies with District and mandated safety rules, regulations, and protocols.
    • Performs other duties as assigned.


    Minimum Qualifications

    MINIMUM QUALIFICATIONS:
    Any combination of training and experience that would provide the required knowledge, skills, and abilities is qualifying. A typical way to obtain the required qualifications would be:

    Education: Equivalent to a High School Diploma.

    Licenses and Certifications: Possession of a valid California Driver’s License, to be maintained throughout employment.

    Experience: One (1) year of working experience in performing semiskilled maintenance tasks.

    Knowledge of:
    • Basic principles, practices, methods, equipment, materials, and tools used in the maintenance and repair of District buildings and facilities including painting, plumbing, carpentry, roofing, cement, and masonry work.
    • Basic arithmetic.
    • District and mandated safety rules, regulations, and protocols.
    • Techniques for providing a high level of customer service by effectively dealing with the public, vendors, contractors, and District staff.
    • The structure and content of the English language to effectively perform the work.
    • Modern equipment and communication tools used for business functions and program, project, and task coordination, including computers and software programs relevant to work performed.
    • Operational characteristics, and the safe and proper use of, machinery, tools, equipment, and materials necessary to perform assigned duties.

    Ability to:
    • Use tools, materials and equipment involved in semiskilled building maintenance and repair work.
    • Skillfully and safely operate a variety of equipment and power and hand tools used in building construction.
    • Understand and follow oral and written directions and follow District rules, policies, and procedures.
    • Perform accurate basic arithmetic.
    • Use tact, initiative, prudence, and independent judgment within general policy and procedural guidelines.
    • Effectively use computer systems, software applications relevant to work performed, and modern business equipment to perform a variety of work tasks.
    • Communicate clearly and concisely, both orally and in writing, using appropriate English grammar and syntax.
    • Establish, maintain, and foster positive and effective working relationships with those contacted in the course of work.
